Crdit Agricole, the most generous bank in front of Caisse d’Epargne, Banque Populaire and Crdit Mutuel

The Crdit Agricole group monopolizes almost 35% of the mortgage market, according to data released by the Guardia di Finanza. And the green bank continues to advance in this highly strategic market. By bringing together the Crdit Agricole, BPCE and Crdit Mutuel groups, the mutual banks account for 8 out of 10 mortgages.

The photo certainly dates back to the summer of 2021 … But the balance of power between the big banks on the mortgage market is such that they are certainly very close in this summer of 2022. And this despite the strong current tensions, with rates that are skyrocketing and usury thresholds (the maximum at which banks can grant loans to individuals) that change much less rapidly.

Real estate credit: what to expect for the return?

French banks concentrate almost all of the real estate loans in place distributed in France and in three mutualist groups [Crdit Agricole, Banque Populaire-Caisse d’Epargne et Crdit Mutuel, NDLR] to represent more than three quarters of the market. This observation, elaborated by the Prudential Control and Resolution Authority (ACPR) in 2020, hasn’t changed one iota! The ACPR has published the 2021 edition of its annual mortgage study (1) in the heart of summer, and the balance of power remains virtually unchanged.

The three mutualist groups then leave alone crumbs BNP Paribas and Socit Generale: less than 10% of the home loan market each. And, among the mutualist groups, it is Crédit Agricole that unequivocally draws its pin from the game, with 34.9% of the loans being repaid. A precision the same: the ACPR delivers the market shares of the banking groups, and not of the brands. The Crdit Agricole group therefore includes the regional banks of the green bank, but also LCL or BforBank. The Crdit Mutuel group and its market share of 15.9% includes the two cousins ​​Federal Alliance and Arka. And the BPCE brings together not only the Caisse d’Epargne and the Banque Populaire, but also the Crdit Coopratif.

Credit Agricole’s base is also not ready to be challenged. According to the ACPR, the Crédit Agricole group also gained market share in 2021: +0.2 percentage points more. The BPCE and Crdit Mutuel groups have grown at the same rate in one year. And La Banque Postale munched 0.1 points.

How to explain this basis of Credito Agricole? The banking regulator does not provide any explanation, although this probably reflects an aggressive trade policy, everywhere in France, on mortgage rates. Real estate credit is a strategic loss leader for banks, because it helps to retain customers for several years, and to encourage them to subscribe to other ancillary products (passbooks, insurance, child accounts, etc.).
