Real estate in Ille-et-Vilaine: the list of the most expensive municipalities. Towards lower prices?

Warning: this is the keyword of the regional council of notarieswhich met on Thursday 15 September to take stock of the trends in the Breton real estate market.

However, the last 12 months are more or less similar to what has been observed for several years now. Rising prices and fewer and fewer goods for sale.

The law of supply and demand, coupled with historically low interest rates for 30 years, have logically increased the value of the stone.

In Ille-et-Vilaine, house prices, which make up the bulk of the market excluding large cities, have been increasing everywhere for a year: + 17% in Costa Smeralda, + 10.5% in the Combourg basin, + 16% in Rennes, +5, 6% on that of Fougères and 8.1% on the part of Vitré. The Coglais area, considered the cheapest in the department, has seen its prices rise by 16%.

But if we look at the value of the goods, it varies from simple to triple: from the average price of 117,000 euros in Coglès to 360,000 euros on the Costa Smeralda.

Young buyers

Note that on the department, almost half of the buyers under 40, and that 80% of them have already settled in Ille-et-Vilaine. Residents in Ile-de-France represent only 7% of buyers.

If house prices have risen dramatically, the same goes for the old apartments, (+ 11.7%)with peaks reached a Dinardwhere the average price stands at almost 5,400 euros / m2 (+ 15%) e San Malo (4650 euros, + 18%), far ahead reindeer which shows an average price of 3,720 euros / sqm (+ 9.7%).

There is a slowdown

If the indicators all appear green, the caution of notaries can be explained by a trend that is about to be reversed.

Why first-time buyers or families with tighter budgets, who make up the majority of property owners, have had to deal with runaway inflation and rising interest rates.

“They haven’t been up for a long time and we don’t know on what basis they will grow. This creates anxiety and an attitude of expectation, “says the board of notaries. Especially since when the number of loans rejected by banks is constantly increasing.

As a result, we have been witnessing for three months what may seem like a market reversal, “which must be observed with great caution to see if the trend is sustainable”, temper notaries.

Based on pre-sales contracts signed since June, median prices are falling, sometimes up to 8%, while properties for sale are still just as rare.

The ball on the buyer’s side

Along the side of the sellers, the ball therefore seems to have passed to the side of the buyers. “Owners are starting to step down from their cloud and there is more negotiation and demand from buyers.” They are watching their spending closely, especially in the face of soaring energy prices.

Many indicators that lead notaries to think that the market downturn “should be confirmed early next year”. Except on the coast, where ownership is still very scarce and buyers who can afford it are less prone to the whims of inflation and bank lending.
