While the battle against heat sieves is in full swing, many owners are undertaking work, sometimes considerable, to restore a long-neglected ancient home or a dilapidated mansion hewn out of inheritance.
To finance these very expensive projects, families can fortunately count on public aid, headed by MaPrimeRénov, or on advantageous bank loans, and in particular on the zero-interest eco-loan. Even better, they can combine these two devices!
A scalable envelope
The zero-rate eco-loan, known as eco-PTZ, is an interest-free loan granted for a maximum period of 15 years (or even 20 years in some cases) by partner banks. It is open to all owners, occupants or tenants, regardless of their income. This credit may be required to finance energy renovations when the accommodation has been completed for more than 2 years and is your primary residence or if you intend to rent it as such. The amount granted then depends on the type of work carried out, knowing that the intervention of a RGE professional (recognized guarantor of the environment) is in any case mandatory.
You can thus borrow up to 7,000 euros for the replacement of your windows and up to 15,000 euros to carry out insulation works (roof, external walls, doors, lowered floor) or to replace a heating or domestic hot water system with a more efficient device or using renewable energy.
Also, the envelope can reach € 25,000 if you have two jobs made from this list of eligible actions and € 30,000 if you make three or more. And from 1 January 2022, aid has even gone from 30,000 to 50,000 euros for works that bring a minimum energy gain of 35% and allow a home to be freed from the state of an energy sieve.
Help first, loan later
If the eco-PTZ allows you to obtain a large sum to finance your work, it is still a loan that must be repaid. To limit the amount, it is therefore also appropriate to request all public aid that can be requested. This system can in fact be combined with energy saving certificates issued by suppliers (premiums or vouchers), with subsidies from Anah and local authorities or even its cousin, the zero-interest loan in the context of home ownership.
As for the beneficiaries of MaPrimeRénov, they can apply for the granting of an eco-PTZ thanks to a simplified procedure from 1 July 2022, in order to be able to pay the rest to be paid. It is therefore a new category of eligible sites which is added to the scenarios already presented.
In this context, the loan application must be submitted no later than 6 months after the agreement of the National Housing Agency (Anah) for the allocation of MaPrimeRénov. And while it is usually necessary to provide the bank with a detailed description and an estimate of the planned works to obtain the eco-PTZ, a copy of Anah’s decision is sufficient here to make up the dossier! The work can already be started. As a result, you can borrow up to € 30,000 without interest. An additional reception facility for all those who are thinking of undertaking an energy redevelopment.
Where to turn?
The zero-interest eco-loan is provided only by authorized banks. However, this actually applies to most traditional establishments. This is in particular the case of the BPCE group which brings together, among others, the Banques Populaires and Caisses d’Épargne, but also BNP Paribas, Crédit Agricole, Crédit Mutuel, CIC, Société Générale, Crédit du Nord, Banque Postale and Axa Banque .
